My husband and I were hesitant about putting our house up for sale and trying to find a new home, but we knew it was time for us to make the leap! Brad answered all our questions throughout the process. He has a way of making a person feel at ease but is also a straight shooter and my husband and I really appreciated that quality in Brad.
During the process of selling our house, Brad walked us through every step of the way. He has a wonderful photographer who was able to get some great shots that really showcased our home. As soon as our house was on the market Brad was amazing at communicating with us anytime someone wanted to see our home. Even with our crazy work from home schedule ????
Our house sold in a very short amount of time and we were very grateful for Brad’s hard work.
When we started looking for our new home Brad was in there like a dirty shirt. He was crawling around looking under decks, looking at fences, septic’s, windows, siding…..looking for any potential issues with the house so he could point them out and make us aware. If my husband and I had questions and Brad was not able to answer he went ABOVE and BEYOND to get the answer. One thing really stood out when we were in our last day, removing our conditions on the house we had an accepted offer on. Brad was doing everything in his power to try and find some information for us and my husband said “this is beyond your realtor duties, and we don’t expect you to do all this for us”, Brad quickly said “if it is your problem, it is my problem and I want to find the information” Brad drove over to the sellers house to ask for the information we were looking for and got it! No wonder Brad is not your ordinary realtor!
We are so happy to have met Brad and truly now consider him one of our friends. Thank you Brad for helping us find the perfect home. We definitely could not have done it without you!

I’ve always believed that things happen for a reason 😀 I’ve known Brad for at least 10 years and have always thought him to be a thoughtful, helpful and considerate man… Recently he has shown me these traits on an even deeper level as my realtor. He is always available to answer my many questions, calm my anxieties and fears and share the excitement and success with me. Wow! What a journey that was selling our primary residence in the middle of the COVID-19 pandemic. I have had a couple weeks to clear my head and reflect on the whole process. Sarah and I are so incredibly grateful for how you guided us and handled every situation that came up. It was apparent from the beginning you had our best interests in mind, even if it meant you lost or had a delayed commission. Not knowing what this market was going to do prior to listing was an emotional rollercoaster. I recently was looking to purchase a home and I was referred to Brad. I was working under tight deadlines with an ambiguous ask as I was moving to the Island for the first time. Brad started showing me properties right away and picked up on what I was looking for very quickly. When it came time to negotiate, I feel this is where Brad really stepped up and took charge. Prior to this transaction, I had purchase another property and that real estate agent really didn’t take charge of the situation more of just checked the right boxes and felt like the negotiation was necessary part of the process rather than having a strategy in place. With the house I ended up purchasing, we were the third to the table. Brad knows the market well and advised we walk away. 3 days later, the sellers came back to us and wanted to talk. We knew going in our offer was going to be the lowest of the 3 but the way Brad dealt with it we never got into a bidding war. Long story short, we ended up putting an offer in and indicated it was best and final. The sellers accepted with no negotiation and I was able to secure the property at the price I wanted with little stress. I will also add that all this was done while I was in Vancouver with Brad doing everything on the Island. Brad’s expertise did not stop in the negotiating process, he has used his extensive contacts on the Island to put me in touch with all the right people to facilitate my renovations. Although this is my forever home and I may not buy another, I will recommend Brad to anyone. ‘Not Your Ordinary Real Estate Guy’ is a perfect description for Brad.

We met Brad at an open house. When we arrived, he was in the middle of talking to some other prospective buyers. Distracted, he quickly smiled as we introduced ourselves and told us he’d be with us shortly.
A few minutes later he came and found us and remembered our names, an impressive feat considering his mind had been elsewhere when we’d said hello. You’d think most realtors would be good about remembering names but the vast majority that we encountered at open houses didn’t bother. He gave a good pitch on the house he was trying to sell, and came across as a nice guy and a hard worker.
So when it was time to get serious and start looking at places in earnest, Brad stuck out to us as someone who we thought would go the extra mile.
We were right, and he was awesome. A few stand-out points:
– He was always very quick to respond to our texts and calls. Even at really strange hours!
– He made things happen whenever we needed them to happen. He was fast and efficient and as soon as I’d send him a place, he’d be on top of finding out everything he could and setting up a showing.
– He was never late, always punctual.
– He was good at pointing out potential expensive maintenance problems in houses we were looking at, which was the kind of advice we needed being first time home buyers with zero knowledge about how houses work.
– He was super nice and easy to get along with.
– On days when we were putting offers in on homes, he was in constant contact with us throughout the day, giving updates and keeping us informed.
– He was all over the details: Setting up home inspections, arranging for extra consultations from contractors, emailing lawyers and calling the city for additional info on permits. We didn’t have to worry about any of it.
All of this was made even more impressive knowing how crazy busy he must have been with other clients as well, considering the red hot real estate market in Victoria during the time we were house hunting.
In the end we landed a house that had multiple offers on it, including an unconditional one. Thanks to some smooth talking from Brad, our offer was accepted over the unconditional one. Best feeling in the world.
We’ll totally be calling Brad up the next time we’re buying or selling. A great guy to have in your corner for sure!

I met Brad Forrest at one of the local kiosks in a downtown shopping mall. I was at the early stages of considering selling my house and downsizing to a condo. I had a short conversation with Brad who was friendly and who provided me with some information on considerations I should make with respect to how and when to jump into the market. I gave him my contact information and moved on not sure at that stage when I was going to list and who I was going to use as my agent.
Brad followed up with me a little over a month later to see where I was with my decision to sell and whether he could offer any more advice. In having the discussion with him, I knew right away that Brad was the guy I needed to be my agent and it was clear to me that he knew the market, the timing and the strategy as to getting my house on the market for sale and getting a value consistent with my expectations and in a reasonable time frame.
I am so impressed with how hard he worked for me and how results oriented he was. He got me the price for my home that I was hoping to achieve plus a bit more. Throughout the whole process he was professional, energetic, honest and most importantly, he had the patience and calm that helped me make the important personal decisions I had to make without ever feeling that I was under duress.
The bottom line is that Brad took care of business and met every personal objective I had and I am recommending him to my friends and professional colleagues as a guy that gets it done.

I have recently had the privilege of using Brad Forrest as my listing realtor to sell my townhouse in Victoria, BC.
Brad’s motto is “Not Your Ordinary Real Estate Guy”. This is an underestimation of his value in this business!
He advertised my home as “Not Your Ordinary Townhouse” This was very complimentary to me, and put my property on a higher level playing field, when comparing to other townhouses. He hired an expert to measure the proper square footage, and another expert to take complimentary photos inside and out for advertising. Already he demonstrated that he is not your ordinary real estate guy.
He began open houses and our first offer came in. After all was said and done, the buyer changed her mind, with a difficult reason. Brad was very professional and optimistic. Soon the second offer came in. There was plenty of questions to answer and a very thorough inspection by the buyer. Brad spent many hours, days and it turned into weeks, researching the answers and attempting to make all parties happy. He continually used professionalism and optimism with me and all the parties concerned, even though there was plenty of temptation to stop and move on. In the end, the buyer was satisfied and we finally came to the closing agreement. This was a very difficult sale from his point of view and mine, and yet, Brad kept the momentum and we ended in agreement with the buyer. I have never experienced a house sale as involved and tedious as this.
Brad is persistent and finds answers in difficult situations. He has experts everywhere to consult with on any matters that may come up. You can rest assured that your legal and municipal matters will be completely looked after. He is a master at his professional work and will take all matters seriously however his sense of humor kept me going throughout this tedious process. For that I’m forever grateful, and can highly recommend his services.

Our “home finding” journey began with meeting Brad at the Westshore Mall Royal LePage real estate outlet. My husband Lucky and I were browsing at the homes, and we were so casually approached and just asked if we wanted to join the email listings of current houses that were on the market. At the time we didn’t even know if we were in a financial situation to buy, but Brad literally helped us through every process along the way.
His efforts are superb, never has excuses to show a listing (even if he knows it may not be the right one) and consistently put up with us for many, many months, to ensure we found what we absolutely loved. What makes our situation unique is, the home we ended up loving was a “foreclosure sale” … we found out quite soon, that this was going to be a new process for all of us. We couldn’t have asked for a better experience when purchasing our first home. Brad made a great impression when showing us our first listing by having other similar places lined up to view without prompting. He took the time right from the beginning to get to know what we liked, how we lived and what was important to us.
He was very flexible to our schedule and as accommodating as possible when we wanted to see a listing on short notice. Brad was always excited to see each listing and we never felt like we were wasting his time.
Each time we went out Brad would have at least one extra listing we overlooked to ensure we didn’t pass up something that matched our criteria. This is how we found our home.
